A Statutory test or inspection is one REQUIRED by law. It is not negotiable and MUST be complied with.
Failure to comply will result in a large fine and possibly a custodial sentence for the person or persons responsible for the failure.

All gas-fired equipment must be inspected at least annually by a suitably trained competent person. The competent person will have undergone approved training elements for all of the equipment he or she works on and be Gas Safe Registered.
Records of servicing, combustion test results, defects found or warning notices issued must be completed on the standard forms.
Note: It is an offence to work on Gas systems without thesetraining qualifications.
Non–compliance will end in prosecution.
Air conditioning routine maintenance frequency depends on the environment the units are located, F Gas maintenance depends on the weight of refrigerant.
Every 12 months (for buildings over 3kg refrigerant)
Every 6 months (for buildings over 30kg refrigerant)
Every 3 months (for buildings over 300kg refrigerant)
European Union F-gas Regulation No. 842/2006 Maintenance must be carried out by a REFCOM registered Company
The testing of all fixed wire installations must be carried out every 5 years. On commercial buildings the inspection of fixed wiring and distribution boards highly recommended on an annual basis.
The Electricity at Work Regulations 1989 require that any electrical equipment that has the potential to cause injury is maintained in a safe condition. Depending on the circumstances you may need this tested annually or bi-annually.
Provided that the installation is three years old or more the system must undergo a 3hr test on an annual basis and an 1hr on after which a level of 1.0 lux, is required at floor level for defined escape routes. It is recommended that a 6 monthly 1hr drain test and monthly flick tests are carried out. Records of systems, whether they be central battery, or single inverter packs are required showing the results of the tests and what actions (if any) are required to rectify this fault and conformation that the system is working correctly after any works.
All Automatic fire detection systems are required to be tested and maintained to BS 5839 part 1 (1988).
Record keeping of service visits / inspections and weekly ‘Bell testing’ are normally part of the fire certificate requirements for the building, records must be kept of all tests.
It is a legal requirement to have an up to date fire risk assessment and management plan in place. This may also be a requirement for the building insurance.
All Sprinkler systems must comply with BS5306 and equipment approved by the Loss Prevention Council (LPC)3B6, (LPC)1048.
The testing of such systems must be completed by “the Nominated Person who must be accredited to the LPC”.
There must be in place an approved regime to L8 standard in the control of Legionella Bacteria in water systems. A suitable and sufficient risk assessments must have been undertaken in respect of Legionella.
The staff appointed to carry out the control measures must be suitably informed, instructed and assessed as competent. The training given must be recorded for verification.
It’s your legal responsibility to have a up to date asbestos register available recording the any issues on your building to view.
The Lifting Operations & Lifting Equipment Regulations 1998 (LOLER) Regulation 9 requires that all lifts provided for use in work activities are thoroughly examined by a competent person at regular intervals.
As the ‘duty holder’ under LOLER you have a legal responsibility to ensure the lift has been thoroughly examined and is safe to use (see INDG339 thorough examination and testing of lifts).
Site specific risk assessments are required for tasks / environments which pose a significant risk to life or property. The risk assessment must be undertaken by a competent person.
The assessment must detail the hazards and risks as well as the control measures that are required to safely control the risk. The findings must be communicated to and understood by those who may be affected by them.
These are specific assessments of the product, for the way in which it is used, at the place it is being used. And details the controls for safe
handling, use and storage, in addition to first aid and fire fighting measures.
The CoSHH assessments should be completed for all substances kept on site. The findings of the assessment must be communicated to and understood by those who may be affected by the substance. CoSHH data sheets as supplied with the products, are NOT CoSHH assessments but are used in the compilation of the assessments.
The Lightning conductor systems must be tested every 12 months (ideally less than 12). The testing is carried out by an FMS-UK approved Sub-Contractor, to BS 6651. If the system meets the current standards a certificate will be issued. The certificate must identify the test equipment used and its identification number (if this information is not present the certificate is invalid).
If exclusions are listed these must be immediately passed on to the client for authorisation for remedial works to take place.
If this is not carried out, FMS are not liable for any strike damage resulting
Any Vessel in which pressure is stored (greater than .5 bar or 7psi) and have a capacity greater than 250 bar/litres will need a written scheme of operation.

Our task would be to ensure plant and equipment stays within parameters. Clients insurance company to inspect and provide the written scheme to FMS-UK.
Certificates of inspections should be kept on site for reference purposes. These systems are covered under the H&S AWA Pressure Systems Safety Regulations.
Certificate of compliance together with load testing are required on an annual basis, record keeping of these certificates and service reports are our only way of proving the system is safe to use and meets the current standards.
Fall restraint and fall arrest Harness and lanyards must be subjected to 6 monthly examinations by an authorised body. This usually means sending the equipment to a specialist. Each harness etc will have a unique id number and this must match the number on the test certificate.
Only trained and competent persons may use the equipment
Your premises must be in line with the disability discrimination act 1995 and any alterations changes must adhere to this.

All elevating work platforms must undergo an annual load test and be examined and serviced at least every 6 months by a competent person. The manufacturer of the MEWP may specify a more frequent inspection regime and this should always be followed.
Certificates of the examinations and inspections must be available with the machine and each machine must have an operators manual.
